If you’ve made the decision to move on to new pastures but not sure where to start, you are in the right place. As we are leading estate agents in St Albans, our guide to selling your house will help simplify the process of selling a house!
1. PREPARING YOUR PROPERTY
Although it may seem obvious, there are still those who underestimate the value of first impressions. Once you have decided to sell your home it will be on your mind to plan your house for sale first. It's not hard to do but the results can be incredible.
Concentrate on the kerb appeal and decluttering of your property above everything else. Sprucing up the front garden and giving a lick of paint to the front door may make your home far more attractive to viewers. Likewise, removing everyday objects like hoovers, laundry and even toiletries can make a huge difference to how your home is perceived. The more that you do, the better will be your viewers response.
If customers can imagine themselves in your house, the main thing to note is that they are more likely to enjoy it. The removal of personal effects and branded goods from sight can therefore help them to imagine what it would be like to live in your property, thereby increasing the interest you will receive once your home hits the market.
2. PROPERTY VALUATION
The first piece of property sale advice that someone can give is to ensure you get an fair valuation of the land. We believe in fair valuations; valuations that not only offer the best price for you, but also sell your home as quickly as possible. Obviously, if you are able to wait a little for a higher return, we can also discuss this.
Our valuers are experts and will give you the lowdown on current market conditions as well as tips for selling your home if you need them. We also understand how busy you are, so we're extremely flexible and working with you to arrange a free property valuation time that's best suited for you.
3. INSTRUCTING COLLINSON HALL
If you have priced your home and are able to continue, the next step is to advise us to deal with your property sales. From here, we'll put you in one of our sales team's capable hands and they'll be there with you every step of the way.
We take great pride in the support we offer to all of our clients, and when you deal with us you will never feel like just another customer. As a small and personal estate agents in St Albans, we are able to offer a more tailored approach to property sales so when you sell with us, you will never feel alone.
4. INSTRUCTING A SOLICITOR
Now's the time to take care of all the legal aspects too. As with selecting the right estate agent, it's vital to find a good solicitor if you want a smooth, trouble-free sale.
There are plenty of forms in which you can study local attorneys before getting them on board. If, however, you would rather have us suggest a company that best suits your needs, we would be happy to do so.
5. MARKET YOUR PROPERTY
Our unrivalled breadth of knowledge and exceptional experience – 1.2 million hours and counting – makes us the true local property experts in St Albans. We bring enthusiasm, drive and even a sense of humour when the moment calls. Because selling your property isn’t just about speed or value: it should be a rewarding experience for you.
It adds up to a better experience for our clients, where we draw on our marketing tools and experience to pitch our sales strategy. This strategy matches your timing and financial needs to maximise value and deliver the results that you want. But don’t take our word for it: find out what our clients have been saying through our testimonials and reviews.
6. VIEWINGS
With so much attention on your property, it's only a matter of time before buyers start to voice interest in your home. We will arrange viewing times that suit both you and the buyer so when you sell with us, you will be able to stick to your busy schedule.
We will accompany every prospective buyer to their property viewing. This allows us to get feedback from the viewer, which will help us to quickly sell your property. Buyers are usually more open to agents than sellers would be, so accompanied viewing is an integral part of what we do.
7. RECEIVE AN OFFER
You will of course want to know as soon as possible when someone has shown a real interest in your property, which is why we always contact you as soon as we receive an offer from a prospective purchaser.
We will let you know both orally and in writing, setting out the full details of any terms and conditions relevant to the bid. We will also carry out tests on the buyer in addition to this to ensure that they are in a position to proceed before the offer is accepted
8. EXCHANGE OF CONTRACTS
Now that all legal matters have been dealt with and a mortgage offer has been put in effect, contracts can be exchanged. Both you and your buyer will need to sign contracts.
Once both parties have completed this, the buyer's solicitor will forward the agreed deposit to your solicitor. The sale is now legally binding, and a deadline can be set for completion.
9. DEAL DONE!
On the completion day the remaining balance of your property sale is transferred from the legal team of the purchaser to your solicitor. Once this has been confirmed your sale is complete... enjoy your move!
