- Provide guidance on compliance with statutory provisions and lettings consents.
- Advice on non-resident tax status and HMRC (if relevant)
- Arrange EPC if necessary (funds must be provided).
- Produce high quality, bespoke marketing brochure, designed to suit your property.
- Advertise and promote your property, using recognised marketing methods that include relevant property portals, the local newspaper, ‘to let’ boards, window display, established database of applicants actively seeking rental accommodation, corporate clients & relocation agents.
- Qualify prospective tenants & carry out accompanied viewings.
- Arrange inventory & check-in appointments.
- Provide tenant with method of payment.
- Receive and remit the initial months’ rent.
- Deduct any pre-tenancy invoices.
- Make any HMRC deduction and provide the tenant with NRL8 (if relevant).
- Advise all relevant utility providers of any changes.
- Agree on the collection of any shortfall and payment method

Pre-Tenancy Fees
- Set-up Fees: £250.00 Ex. VAT / £300.00 Inc. VAT
Referencing for up to two tenants (ID checks, Right-to-Rent check, financial credit checks, obtaining references from employers/landlords, contract negotiation, and arranging signing of the tenancy agreement).
- Sanction and AML Check: £5.00 Ex. VAT / £6.00 Inc. VAT per individual check on a tenant or landlord.
- Additional Tenant / Guarantor Referencing Fees: £62.50 Ex. VAT / £75.00 Inc. VAT
- Administration of Rental Guarantee & Legal Expenses Insurance: £41.67 Ex. VAT / £50.00 Inc. VAT
- Deposit Registration Fees: £20.83 Ex. VAT / £25.00 Inc. VAT
Register landlord and tenant details, protect the deposit with a Government-authorised Scheme within 30 days of receipt of the deposit, and issue the Prescribed Information within 30 days of the tenancy start date.
- Inventory Fees: See separate schedule – dependent on the number of bedrooms and/or size of the property and any outbuildings.

During Tenancy Fees

We would review rent in line with market conditions, provide supporting evidence for any proposed increase, negotiate with tenants, and serve a Section 13 Notice as required under a periodic tenancy.
- Additional Property Inspection: £50.00 Ex. VAT / £60.00 Inc. VAT
To attend for specific requests, such as neighbour disputes or maintenance-linked visits.
Financial Charges
- Overseeing Landlord’s Quarterly HMRC Returns: £50.00 Ex. VAT / £60.00 Inc. VAT per quarter
To remit and balance financial returns to HMRC and respond to any related queries.
- Annual Income & Expenditure Schedule: £50.00 Ex. VAT / £60.00 Inc. VAT

For works over £10,000, including specification, oversight, and snagging inspection.

The following are fees that would be incurred in the unlikely event that a Landlord should withdraw from a letting under the circumstances as outlined below
- Landlord Withdrawal Fees (before move in): £291.67 Ex. VAT / £350.00 Inc. VAT. This fee would apply when Collinson Hall has progressed the letting of a property – including negotiating offers, referencing prospective tenants, drafting or preparing tenancy documentation, or otherwise progressing the tenancy – and the landlord subsequently lets the property through another agent or withdraws a withdrawal fee shall apply in addition to marketing and set-up fee (below).
- Marketing & Set-up Fee: £291.67 Ex. VAT / £350.00 Inc. VAT This fee would apply when Collinson Hall has commenced marketing a property – including instructing professional photography, preparing marketing materials, publishing online listings – and the landlord subsequently lets through another agent or withdraws.
- Penalty Fee (Circumvention of Agent): If a tenant introduced by Collinson Hall enters into a tenancy directly with the landlord, bypassing Collinson Hall, the landlord shall pay a fee equal to the full commission and fees that would have been payable had the tenancy been arranged through Collinson Hall.
